The Company provides Asbestos Abatement (Removal).
Removal: Testing is a snapshot in time. Removal is a targeted operation. The Company is only responsible for the specific materials identified in the agreed Work Plan.
Unless the Client has commissioned a Fully Invasive Refurbishment & Demolition (R&D) Survey, the Company’s assessment is based on a visual, non-destructive inspection.
Enclosed Materials: The Company shall not be held accountable for Asbestos Containing Materials (ACMs) that are:
Enclosed within structural voids or chimney breasts.
Located behind "false" walls, ceilings, or boxed-in units.
Buried beneath multiple layers of flooring or within concrete slabs.
Hidden by "interacted elements" or structures that require demolition to access.
Absence of Materials: We cannot guarantee the total absence of asbestos in the property if an invasive inspection was not performed prior to works.
Asbestos removal often requires disturbing or removing non-asbestos materials to reach the hazard.
Unintentional Damage: The Company is not liable for damage to "interacted elements" (e.g., plasterboard, timber studding, coving, or skirting) that must be removed or disturbed to facilitate the safe extraction of ACMs.
Fragile Structures: In domestic properties, removal may involve high-vibration tools or physical force. We accept no liability for the failure of aged ceilings (particularly lath and plaster), brittle floorboards, or loose masonry that cannot withstand standard removal procedures.
Reinstatement: Unless explicitly stated in the quote, the Company is not responsible for redecoration, plastering, or structural reinstatement following the removal of asbestos.
The Client must disclose the location of all live services (Gas, Water, Electric) prior to work.
Encased Services: The Company is not liable for damage to wiring or pipework that has been "cast in" or hidden behind asbestos insulation/cladding, making it impossible to detect via standard non-invasive means.
If, during the removal process, previously hidden or "absent" ACMs are uncovered:
Immediate Cessation: All work will stop to ensure safety and prevent cross-contamination.
Re-Quoting: The Company reserves the right to issue a new quote for the testing and removal of these newly discovered materials.
Delay Costs: The Company is not liable for any consequential losses or contractor delays (e.g., builders or decorators) caused by the discovery of hidden asbestos.
Exclusion Zones: The Client must ensure the work area is cleared of all furniture and textiles. The Company is not liable for "dust ingress" or the cost of cleaning items left within the vicinity of the work zone.
Aged Finishes: We are not responsible for "blown" plaster or peeling paintwork caused by the application and removal of necessary adhesive tapes used to create airtight enclosures.
The Company’s total liability for any claim arising from the testing or removal process—including negligence—is strictly limited to the total value of the contract paid by the Client. We do not accept liability for indirect losses, loss of property value, or the cost of alternative accommodation.
