The Hidden Danger: Accelerated Wall Tie Failure


Perhaps the most serious consequence of inappropriate retrofit insulation is the hidden damage it does to the "skeleton" of your home—the wall ties.


Properties built between 1920 and 1970 rely on metal ties to hold the outer brick leaf to the inner structural leaf.


The Design: These ties were meant to sit in a dry, ventilated air gap.


The Retrofit Effect: When a cavity is filled, the insulation holds moisture against 

these metal ties for long periods.


The Failure: This constant dampness causes the metal to oxidize and rust. As iron rusts, it expands to several times its original size. This expansion exerts immense pressure on the mortar joints, leading to horizontal cracking, bulging walls, and—in extreme cases—the total structural collapse of the outer leaf.
